An apartment in Business Bay is sold for AED 2,350,000. The buyer also pays his broker an agreed 2% commission. Form F says nothing about who bears the DLD registration fee. How much of that fee falls on the buyer?
DLD charges 4% of the value of the sale contract to register a sale (ECR No. 30 of 2013, Table (1) item 1, in force 12 Oct 2026), and Art. 3(1) splits it equally between seller and buyer unless they agree otherwise. Fee: 4% x AED 2,350,000 = AED 94,000; buyer's half = AED 47,000. The commission is not part of the sale contract value, so AED 47,940 uses the wrong base; AED 94,000 is the whole fee, which the buyer bears only if Form F says so (the usual market practice, not the default rule). Source: Executive Council Resolution No. (30) of 2013, Art. 3(1) and Table (1) item 1 (in force 12 Oct 2026).
Assuming the buyer pays the full 4% by law, when the statutory default is an equal split.
