Khalid lets his villa in Arabian Ranches on a lease ending 31 August 2027. He wants his married son to live there after that date. What must Khalid do to recover the villa on expiry?
Article 25(2)(c) of Law No. 26 of 2007, as amended by Law No. 33 of 2008, lets the owner recover the property on expiry for his own use or a first-degree relative's (a son qualifies), provided he proves he owns no other property appropriate for that purpose. The closing paragraph of Article 25(2) requires the reasons to be notified 12 months before the eviction date, through a notary public or registered post. The 90-day period was the original 2007 text and was replaced in 2008. Source: Law No. (26) of 2007, Art. 25(2)(c) and closing paragraph, as amended by Law No. (33) of 2008 (in force 12 Oct 2026).
Using the pre-2008 90-day period, or forgetting that the owner must show he has no other suitable property.
