An owner in The Springs refinances. Her old bank's mortgage, with AED 1,100,000 outstanding, is discharged, and a new bank registers a mortgage for a loan of AED 1,400,000. What DLD fees apply to the two entries?
Two separate entries are made. Discharging a mortgage is a flat AED 1,000 (ECR No. 30 of 2013, Table (1) item 13) and registering a mortgage is 0.25% of the mortgage (debt) value (item 10), both in force 12 Oct 2026. New mortgage: 0.25% x AED 1,400,000 = AED 3,500; total AED 3,500 + AED 1,000 = AED 4,500. AED 2,750 applies 0.25% to the old outstanding debt, which is the wrong base, and AED 3,500 forgets the discharge fee. Source: Executive Council Resolution No. (30) of 2013, Table (1) items 10 and 13 (in force 12 Oct 2026).
Charging only the new mortgage and forgetting that the old one must be discharged for AED 1,000.
