Two brokerages act together for the buyer of a Palm Jumeirah villa bought for AED 4,280,000. The buyer agreed a single fee of 1.5% of the price, which the brokerages share 70:30. What does the smaller share come to?
Under Article 31 of Bylaw No. 85 of 2006 (in force 12 Oct 2026), where several brokers act for one party and the contract is concluded, one fee is divided between them as if they were one broker. The fee is 1.5% x 4,280,000 = AED 64,200, and the 30% share is 0.30 x 64,200 = AED 19,260. 44,940 is the 70% share, 64,200 is the whole fee, and 25,680 wrongly uses the typical 2% market rate instead of the 1.5% the buyer agreed. Charging each brokerage a full fee, or replacing the agreed rate with the usual 2%.
