How to Pass the RERA Exam: A Study Plan That Works
The RERA exam rewards precise knowledge of a small number of laws and quick, accurate arithmetic. Most wrong answers come from mixing up two similar numbers: 90 days and 12 months, 40% and 25%, the old rule and the amended one.
A plan that works
- Week 1: the laws. Registration, off-plan (Article 11 tiers), escrow, jointly owned property. Learn each number with the law that fixes it.
- Week 2: brokerage practice. The brokers register, ethics, Contracts A, B and F, Trakheesi permits, AML.
- Week 3: leasing and maths. Tenancy notices, rent-increase bands, Ejari, then conversions, fees and yields.
- Sit a full timed practice exam at the end of each week and re-drill every miss.
- Book when you pass two practice exams with questions you have not seen, at 80% or more.
The traps that cost the most points
- Amended law: Law No. 33 of 2008 changed the eviction-on-expiry notice from 90 days to 12 months, and Law No. 19 of 2017 rewrote the off-plan default rules.
- Who pays: the 4% DLD sale fee is shared equally unless agreed otherwise (ECR No. 30 of 2013, Art. 3); paying it all is market practice, not the law.
- Units: convert square metres to square feet (x 10.764) before applying a per-square-foot rate.
- Commission timing: earned when the deal is concluded, not when the client is introduced.
