RERA Exam Maths: Conversions, Service Charges and Fees
RERA's Brokerage Practice Guide (Nov 2024) includes a "Real Estate Mathematics" domain, with sample working that converts square metres to square feet at 1 sq m = 10.764 sq ft. These are the calculations to practise.
| Calculation | Method |
|---|---|
| Area | sq m x 10.764 = sq ft; sq ft / 10.764 = sq m |
| Price | area in sq ft x price per sq ft |
| Service charge | chargeable area x rate; check whether the rate is per sq ft or per sq m |
| DLD sale fee | 4% of the sale value (ECR No. 30 of 2013), split equally unless agreed otherwise |
| Rent cap | band from Decree No. 43 of 2013, applied to the current rent |
| Gross rental yield | annual rent / price x 100 |
| Off-plan retention | Article 11 tier x contract value (or amounts paid, where work never started) |
Worked example
A 95 sq m apartment sells at AED 1,600 per sq ft. Area: 95 x 10.764 = 1,022.58 sq ft. Price: 1,022.58 x 1,600 = AED 1,636,128.
DLD fee at 4%: AED 65,445.12, shared equally by default, so AED 32,722.56 each unless the parties agree otherwise.
Rented at AED 98,000 a year, the gross yield is 98,000 / 1,636,128 x 100 = 5.99%.
