DLD Transfer Fee: 4%, Who Pays, and Other Registration Fees
Registering a real property sale with DLD costs 4% of the sale contract value (Executive Council Resolution No. 30 of 2013, fee table item 1). Unless the parties agree otherwise, the fee is shared equally by seller and buyer (Art. 3(1)). In practice buyers usually pay it in full, which is a term of the deal, not the default rule.
| Registration | Fee |
|---|---|
| Sale contract | 4% of the sale contract value |
| Mortgage | 0.25% of the mortgage (debt) value |
| Mortgage discharge | AED 1,000 |
| Gift of real property | 0.125% of its value, minimum AED 2,000 |
| Long-term lease contract | 4% of the total lease value |
Worked example
Sale price AED 1,500,000: DLD fee 4% = AED 60,000.
Default split: AED 30,000 each. If Contract F says the buyer pays all fees, the buyer pays AED 60,000.
A buyer borrowing AED 1,000,000 also pays 0.25% = AED 2,500 to register the mortgage.
